3/4 of my grand jurors are hacking up a lung, so they let us out early.
This is a good thing, as it allowed me to catch the building manager outside on a smoke break. He finally gave me the real skinny on the AC situation:
Seems we have this system that needs a radiator to help cool the big roof units. There are two roof units. One of them is going full-blast (which is why it's moderately, but not terribly, cool), the other has been awaiting a part. A part which was supposed to arrive at the end of May. A part that finally got here and is being carried upstairs as we speak. The repairs are expected to last until Thursday, next week (1 July 2004), at which point it should be done and going full-blast with full capacity of both units.
I also got to talk to him about the window replacements. The paint removal portion should start around the beginning of October. Provided they can remove enough paint, the windows will start ASAP after that, and it should take about a year to do those. The contracts are being negotiated now to get that started on time. The next big renovation is replacing the HVAC units in each apartment, and that's expected to start next year, after the windows.
When I asked about rumors of a sale, he said no, this was just part of a planned refinancing and that "it was time" to do these, since most of the systems are at least 50 years old now, if not older.
